Secrets of Commercial Lease Negotiation – Jim Sanford, Dir. of Real Estate, The Mail Box Stores

Hello, my name is Jim Sanford, Director of Real Estate Services. I am responsible for the identification of good store locations for our clients as well as the negotiation of all lease agreements. My work career includes many years in management including 20 years at Rent-A-Center Corporation. There, I was responsible for the proper selection of retail store locations for their company stores and made sure that the terms and conditions of the lease agreements were at the proper level to conform with strict company policy. Today, I oversee a staff of highly experienced real estate professionals. My staff of Site Location Specialists are charged with finding all available store locations in our clients marketplace. We call and email every landlord and broker in the desired city to determine what store locations are available. We then incorporate a grading system that analyzes each location based on visibility, demographics including population and household income, traffic counts at key intersections and distance to competition, to name just a few variables. When a store site passes our scrutiny and it receives the proper grade we ask our store owners to evaluate it. If they approve of the site we will then negotiate the lease agreement on behalf of our clients. I have 5 full time commercial leasing managers that work here in our corporate office. We are intensely aggressive in negotiating the absolute best deal for our store owners and with having over 2200 completed
