Here’s A Tenant Moving Out Checklist For Real Estate Investors… Hi, this isFrank Chen with REIClub.com, the only site you need as a real estate investor. Today I’ve got a quick video on some procedures you should follow when your tenant moves out. Tenant Move Out – 30 Day Notice and Checklist – 30-Day Notice – must be in writing – certified mail – Disconnect cable and internet service, and return all equipment – Tenant needs to change Address, or mail forwarding – www.usps.gov – Home should be in same condition at move-in (minus normal wear and tear) – Create a Checklist for the Tenant (include cost for service per item) 1. ***Clean all debris and remove all items from the property 2. Vacuum the entire home 3. Clean microwave, range, and kitchen equipment 4. Clean Washer and dryer, remove debris 5. Cabinets emptied and clean – interior and exterior 6. ***Remove all debris from the front and back yards 7. ***Remove all debris from the garage 8. ***All light fixtures must be cleaned and light bulbs must be in working order 9. Furnace filters removed 10. ***All nails need to be removed – do not fill nail holes 11. Mow lawn 12. ***Carpet commercially shampooed, or equivalent, provide receipt 13. All smoke detectors must be left in working condition 14. ***Have no unpaid late charges, or delinquent rent 15. ***Return all keys and garage openers 16. Leave refrigerator connection on 17. Refer to Condition Form as a Reference …

How do you handle pet deposits? Do you generally return those completely or a portion of depending on what type of cleaning or repairs need to be done?

Good video. I can’t tell you how many times I’ve forgotten to tell the tenant to replace the air filters or forgotten about them all together.
